An Energy Performance Certificate rates your home's energy efficiency on a scale of A (best) to G (worst). Required whenever a property is built, sold, or rented, it's based on the SAP methodology — a calculation that estimates energy use from the building's fabric, heating, and hot water systems. The single A-G rating has been used since 2007.
The Home Energy Model is the government's replacement for SAP. Instead of one overall rating, HEM gives your home four separate scores — giving a much clearer picture of where your home performs well and where it needs improvement. It's a full simulation model that considers how energy actually flows through a building.
Why does this matter? Under proposed regulations, privately rented homes must achieve Fabric Band C plus either Heating Band C or Smart Readiness Band C by 2030. Similar standards are expected for social housing through the Decent Homes Standard. Properties with gas boilers will automatically fail the Heating metric — affecting millions of homes.
